Every fix and flip house has its surprises in store for you. Sometimes small issues and sometimes not so small. This house looked like a typical flip when we bought it, but it had some really big surprises in store for us….
As we gutted the entire 1930’s house, a 1 1/2 story home, we discovered it had the entire upstairs floor built on 2×4’s! Previous owners simply used 2 layers of plywood to strengthen the floor. We rebuilt an entire floor system “per code” from end to end, plus moved the staircase to a new location towards the back portion of the house. The roof had 5 layers of shingles, weighing over 10,000 pounds of debris for the dump!
In the end, we virtually built a new house inside the outer shell of the old house. It came out great, and the house will serve it’s new family well for many decades.
